The residential distressed debt business is a complex, high-touch industry with many moving parts. Automation Finance has developed workflows to maximize the predictability of outcomes. The company buys non-performing residential mortgages and works with the borrower to help them keep their home.
We do this by incentivizing the borrower to start repaying their mortgage. Please watch our explanatory video to see how it all works. Below is a list of the most commonly asked questions by investors:
What is the minimum investment amount?
The minimum investment is $250. Our fund is designed to be accessible to a wide range of investors, both small and large.
Are there fees for investors?
No, there are no direct fees paid by investors
Why would you buy a loan on a property where the owner is not making payments?
When a homeowner has stopped making payments, the bank will sell it at a discount. Banks are in the business of making loans, not working on those that go bad. Our job is to understand why the borrower stopped paying, and devise a plan to get them back on track. Since we bought the loan at a discount, we have the flexibility to reduce their interest rate, extend their term, or forgive past-due payments.
If we are successful, it's a win-win: the homeowner gets to stay in his or her home, and we can use their monthly payment to pay our investors.
How long does it take from the time the loan is acquired until resolution?
In the case of a loan modification, where the homeowner gets back on track with a payment they can afford, resolution can take as little as 1 day. However, modifications can take much longer - sometimes upwards of 30 days - depending on the responsiveness of the homeowner.
If we are unable to work out a deal with the borrower, we may choose to foreclose on the property. The timeline for that process varies widely depending on where the property is located.
Will I be charged any fees on my monthly returns?
Assuming there are sufficient proceeds to make distributions, we do not charge any fees associated with such distributions.
How do I get paid?
Assuming there are sufficient proceeds to make distributions, you will receive payment via ACH, direct deposit, or check.
Are returns guaranteed?
There is no guarantee that the Fund will earn or have proceeds sufficient to make the target monthly distribution to Investors, nor is there a guarantee that Investors will receive their initial capital investments. The Fund will try to return all Investor capital no later than the fifth anniversary of the date that Investors contributed the capital. However, Investors might receive their capital sooner than five years, later than five years, or not at all.
How is revenue distributed?
After the Fund's expenses are paid and assuming sufficient proceeds remain to make distributions, payments are made in the following order:
First, Investors receive their Preferred Return until they have earned a compounded annual return of 8.0% on the unreturned balance of their investment;
Second, Investors receive a return of all of their initial capital;
Third, and finally, after all Investors have received their 8% annual return and all of their initial capital, we keep any remaining proceeds.
How long am I expected to stay invested?
We are obligated to try to return all of the money invested by each Investor no later than the fifth (5th) anniversary of their investment. If the Fund doesn’t have enough money, Investors might receive a return of their investment later than five years, or not at all. But, if the Fund is profitable, as we expect it to be, it is likely that investors will receive a return of their investment sooner than five years.
How do I know if I am an accredited investor?
We are open to both accredited and non-accredited investors. For non-accredited investors, the most you can invest is 10% of your annual income or 10% of your net worth.
Can I get my money back?
At any time after investing, you may request a purchase all or a portion of your stock. We'll use commercially reasonable efforts to arrange for the purchase, although there is no guarantee that the necessary funds will be available. Your returns will be reduced if we wind up purchasing your stock at your request. See the Offering Circular for further details.
If I invest, what will I have stock in?
When you invest, you receive Series A Preferred Stock, which grants you a membership interest in Automation Finance Reperformance Fund IV LLC (the "Fund"). The Fund is the beneficial owner of the mortgage loans, which are held by a trust and managed by a trustee.
